Exploring Life & Business with Shavonna Herron of East Coast Property Management Services

Today we’d like to introduce you to Shavonna Herron

Shavonna, we appreciate you taking the time to share your story with us today. Where does your story begin?
My journey has been one of resilience and determination. I became a mother as a teenager, which meant dropping out of high school to focus on raising my child. While it was challenging, that experience gave me the drive to build a better future for myself and my family. I later married my school sweetheart, and together we moved from Long Island, NY, to Raleigh, NC, where I decided to rewrite my story.

I earned my high school diploma from Wake Tech Community College, pursued my North Carolina real estate license, and earned certifications in property management and portfolio supervision. These steps led to the launch of 3D Professional Services in 2010 and East Coast Property Management Services & East Coast Consulting in 2017.

Today, I’m proud to serve as a real estate broker, investor, motivational speaker, consultant business owner, and coach. My work is centered on empowering others to navigate their own journeys, just as I did. My story is one of perseverance, faith, and the belief that setbacks can become setups for a remarkable comeback.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
It hasn’t been a smooth road—far from it. My journey began with one of the biggest challenges: becoming a mother as a teenager. Dropping out of high school and taking on the responsibility of raising a child at such a young age was incredibly daunting. Financial struggles, societal judgment, and the pressure to provide a stable future for my family weighed heavily on me.

After marrying my school sweetheart and moving to Raleigh, NC, I faced the challenge of rebuilding my life from the ground up. Balancing motherhood, education, and work was overwhelming at times. There were moments of doubt, especially as I pursued my high school diploma and later my certifications and real estate license.

Starting my businesses was another hurdle. As a young entrepreneur, I encountered obstacles like limited resources, building a network from scratch, and overcoming the fear of failure. I had to learn how to navigate the male-dominated fields of real estate and property management while earning respect and trust from clients and colleagues.

Despite these struggles, my faith, determination, and support system kept me moving forward. Each challenge taught me resilience, and today, I look back on those moments as stepping stones to the success and fulfillment I now enjoy.

What sort of changes are you expecting over the next 5-10 years?
Over the next 5-10 years, I see the real estate and property management industry continuing to evolve in response to technological advancements, shifting market demands, and changing consumer expectations.

1. Increased Technology Integration: Technology will play an even bigger role, with property management software, smart home technology, and AI-driven solutions streamlining operations, improving tenant experiences, and enabling real-time data analysis for investors. Virtual property tours, digital lease agreements, and automated maintenance requests are becoming the norm.

2. Focus on Sustainability: There’s a growing emphasis on sustainable and energy-efficient properties. Investors and managers will likely prioritize green building practices, energy-saving features, and eco-friendly amenities as tenants and buyers become more environmentally conscious.

3. Rise of Remote Work and Housing Preferences: The shift to remote and hybrid work is changing where and how people live. Suburban and rural markets are likely to see continued growth as people seek larger living spaces and more affordable housing outside urban centers.

4. Growth in Multifamily and Build-to-Rent Markets: With housing affordability challenges persisting, multifamily units and build-to-rent communities will remain in high demand. Property managers will need to adapt to serve larger, more complex rental portfolios.

5. Demand for Education and Consulting: As more people enter the real estate investment space, there will be a greater demand for education, coaching, and consulting services to help new investors navigate the complexities of the market.

Overall, the industry is moving toward being more data-driven, customer-focused, and environmentally sustainable. Those who embrace these trends and remain adaptable will thrive in the years to come. I’m excited to grow alongside these changes and continue providing value to my clients as the landscape evolves.
