Inspiring Conversations with Carrie Guerreiro of Hearthstring Realty

Today we’d like to introduce you to Carrie Guerreiro. 

Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
I love people. My career has always involved people! I started my career out of college in Human Resources (HR) and loved the perfect balance of people and paperwork. HR was always something new and never boring. I made the move to Real Estate for much the same reason. Real estate has always been attractive to me. I had bought my first home at 22 and used it for an investment property to fund my Master’s Degree. I was always looking at listings and properties for sale, so after staying home with my children and looking at getting back to work, Real Estate was a real draw. It too is the perfect balance of people and paperwork and is never the same. It also hones in on my natural organization skills, since as a Realtor I am often the project manager for my clients from contract to close. I have enjoyed the diversity here in the Raleigh area and have had the opportunity to work with so many cultures and nationalities. It’s been one of the most rewarding aspects of my career.

Would you say it’s been a smooth road, and if not, what are some of the biggest challenges you’ve faced along the way?
I think every new Realtor will tell you it’s not always a smooth road getting started but it’s worth the journey. I found after being a stay-at-home mom that getting back into the workforce full-time was a challenge to find the right amount of balance. I also changed careers during the transition back so felt like I was drinking from a fire hose. I took the Realtor classes and state and national exams and felt a sense of accomplishment to get through it all. I worked with a great firm to get my feet on the ground and get some great training. It is a lot of information to assimilate and translate into being a great Realtor for my clients. I started slow and worked with some of the best in the business to learn and grow spending almost a full year just learning. Once my youngest started kindergarten, I hit the ground running and was armed to be the best Realtor I could be for my clients. I haven’t looked back. I’m now going into my fifth year as a realtor and couldn’t imagine doing anything else. This career and the clients I get to work with have been such a delight and I’m always looking for the next person I can help.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
I’m the owner of Hearthstring Realty Inc. I am a Realtor, who knows the Raleigh/Cary/Pittsboro area real estate market. Since 2016, I’ve been helping my clients buy, sell, and invest in properties – managing every aspect of the real estate process. No matter whether they are looking to sell a current home, or find a new property to call home, I  help my clients secure the best opportunities in this dynamic real estate market.

You should know that I do listings, work with buyers and investors, and sell land. Because I work with both sides of transactions buying and selling, I see more homes than the typical listing agent so I have a wealth of first-hand market experience to bring to my clients who are looking to sell. One of my strengths has always been analyzing market data so that skill has served me well in pricing homes and assisting my sellers to net the most money for their home.  My background also makes me an expert negotiator which is in high demand with the way the housing market has been since 2020.

I also have a big heart for first-time home buyers. I remember buying my first home and the things I didn’t even know to ask. I really want my first-time home buyers to come through their first home buying experience feeling informed and engaged and educated. They will need the knowledge gained again in the future for other homes. I also want it to be fun and as stress-free as possible for all my clients. I focus on managing their contract to close to make it as seamless as possible.

Buyers in this current market especially need a great Realtor to work for them. Most homes are in multiple offers and it can be discouraging to buyers. I’ve continued to help my clients navigate the chaos and win in this market.

Our market lends itself well to investors so I have worked with quite a few investors to grow their portfolios. Real estate is such a great investment opportunity to grow wealth. This year land purchases have been a focus since that is an area for growth and opportunities throughout the Triangle from Pittsboro to Kenly.

I really focus on my clients and listen to what they need and want, this allows me to expedite their home search or land search to find something that really matches what they are looking for.

Helping my selling clients move on to their next property so they can begin a new chapter is always fun.  I think client engagement and prompt responses so we can be prepared and ready when new properties list allows me to set myself apart from other agents. For my clients who are selling I find that I spend a lot of time helping them make their property ready for photos and showings. I have some great checklists and just secrets of the trade for my sellers to make it go smoothly for them.

I love what I do and the name of my firm Hearthstring Realty is pretty special.  I selected this name because we always hear about stories that pull our heartstrings and I cannot think of a moment more fitting for that than buying a home.  Hearth is the heart of the home and keeps people connected, and I feel like when the hearth and heart match up for a client they call it home.  I know we use data in making the decisions but I literally see it when a person connects with a home that is meant for them.  It’s pretty cool to be a part of and I feel blessed to be part of my clients following their heart home. My clients joined in the fun to help me design my logo and company name so it was a great way to connect with past clients and let them know the new firm I created so they could play a part.

I want readers to know that Hearthstring Realty focuses on the client’s needs. Truly takes the time with each client to help make the process as stress-free and seamless as possible. I know how important buying your home is and how precious the memories are when you are selling. I want the experience someone comes away with to be positive. We overcome challenges and communicate all the way. In this crazy market, you need a realtor in your corner ensuring you are doing everything to be successful in your real estate goals.

What was your favorite childhood memory?
My favorite memory is when my family got to move into our first new house when I was in 5th grade. My dad had purchased a home and had it moved to our home site nearly 5 years before we got to move in. There were some issues with the moving the house part that led to delays with putting the home back together. I remember all the projects from laying the footings, I would jump crisscross over the foundation trenches, to the demolition of the floors and walls, to the day carpet was installed and finishing touches from scraping paint off the windows with a razor, we finally got to move in before Christmas my 5th grade year and we had the best time decorating and settling in over the holiday. I loved saying I got a house for Christmas. The home led to tons of great childhood memories.
