Hi Tania, we’d love for you to start by introducing yourself.
I moved to Raleigh in 2007 and decided to begin a carer in real estate. The market had crashed and homes were sitting on the market. One of my first listings was a for sale by owner who had been on market for over a year (she had tried to sell it with an agent first and then tried to sell it herself). When I walked into the house, I noticed the placement of her furnishings didn’t optimize the space and made it hard for a buyer to feel connected to the home. After speaking with her about how I would market and present the property, she hired me. I hired a handyman, we moved furnishings around and changed the flow. I brought in a few decor items (I didn’t have a Lott of inventory at that point). We put it on the market and it sold in 18 days for 98% of list price in a down market! That’s when I knew that staging was crucial to selling a home.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
After building some of my own inventory, while continuing to sell homes, I purchased a franchise in 2013. My sister invested to help with start up costs and I paid her back with interest within a year. We were never in the red! There have been the typical bumps relating to learning the best way to run the business and how to grow, but we have been very fortunate.

The Total Package was founded in 2013 as an extension of my real estate business which began in December of 2007. There are two distinctly separate, yet complementary businesses under The Total Package brand: 1:) a residential real estate business and 2) a home staging and design business. As a real estate broker, we help clients with buying, selling and investing in real estate. We offer home staging to seller clients as part of our listing package, a value-added service that helps homes sell faster and for top dollar:
Through the staging and design business, we help homeowners, agents and builders showcase properties — from condos to custom builds —with thoughtfully curated furnishings tailored to each homes unique style and architecture. We highlight each homes best features and create inviting spaces that entice buyers to fall in love and stand out in a competitive real estate market. We also provide staging and design consultations to realtors preparing a home for market and to homeowners who need help with paint colors or updating a look.
One of the best compliments we get from clients once we’ve staged their property is “ I love my house now! I had no idea it could look like this!”
What do you like and dislike about the city?
Raleigh is a great place to raise kids. It’s got a wonderful cultural scene and traffic is manageable!
Least? Coming from a larger city, I’d have to say that there are fewer options for late-night dining after a show, especially on a Sunday evening. But, the city is still growing!
